  • 40–60 year lifespan
  • Sheds rain and debris easily

Considerations

  • Higher upfront cost
  • Requires experienced installers for flashing details

Clay or concrete tile

A hallmark of California architecture. Clay and concrete tile handle heat well and age beautifully when installed over a solid underlayment.

50+ years (underlayment 25–30)

Pros

  • Very long service life
  • Fire resistant
  • Classic Mediterranean/Spanish look

Considerations

  • Heavy — structure must support it
  • Individual tiles can crack from impact

Flat / low-slope (TPO, modified bitumen)

For flat roof sections, decks, and modern architecture. Single-ply membranes or torch-down systems keep water moving and joints sealed.

Considerations

  • Needs proper drainage planning

Wood shake
